Although having the appearance of a new house, the project is actually a new first floor extension over the entire ground floor footprint of the existing bungalow. The design considerations took into affect orientation, natural gradient of the site, neighbouring properties, as well as the magnificent sea views. The project was to be a self-build venture, therefore a timber frame construction was selected. The design is enhanced by a continuous balcony along the south east elevation. This extends the use of the first floor whilst serving to protect the glazed areas of the ground floor form solar gain. Similarly, a generous roof over-hang and vertical louvres spanning between the structural supports has been designed to prevent the first floor from over heating in the summer whilst framing the panoramic views out to sea.
